Private apartment in a complex. Photos look like you have the whole building - but it's multiple units. Hosts were phenomenal and flexible with check in.

Amazing hosts, great location and amenities, would definitely recommend and will be staying here again.

Our stay at the house was truly a pleasure! It’s a wonderful place to immerse yourself in the authentic, rural Tuscan atmosphere – it felt like something out of a movie. At the same time, the location is extremely convenient for short day trips to Siena, Cortona, Montepulciano, Arezzo, Perugia, and many other breathtaking spots in this part of Tuscany.
If you’re planning to spend more time at the house itself, it’s good to be aware that there’s a noticeable smell from a nearby farm and a train that passes relatively close. However, this wasn’t an issue for us, as we were out exploring the area every day.
The staff was lovely – always helpful, friendly, and available when needed.
One small suggestion: it would be fairer to future guests if all additional charges – such as for air conditioning, final cleaning, and tourist taxes – were clearly stated in the property description on Booking.com.
Despite these small remarks, I would definitely recommend this place – it’s well worth it!

Haimme rauhallista kohdetta Toscanan maaseudulta ja Podere Romina vastasi tältä osin odotuksiamme. Yhdyshenkilö Cristiana oli hyvin palvelualtis ja ystävällinen. Uima-allas ja sen yhteydessä olevat aurinkotuolit olivat myös mukavia. Asunnon pöytäsarja ulkona istumista varten oli myös mukava iltaisin. Hanavesi ei kuitenkaan ole juomakelpoista, joten kannattaa varata riittävästi juotavia mukaan alusta alkaen. Lähimmät kaupat 20-25 min ajomatkan päässä. Ilmastointi oli joko päällä 100% tai ei ollenkaan ja valitettavasti ilmastoinnista joutuu maksamaan 15 euroa per vuorokausi. Wifi kaatui koko ajan, joten esim. etäkokouksiin osallistuminen ei onnistunut talon omalla wifillä vaan oman puhelimen jakoa joutui käyttämään. Lisäksi wc-istuin oli rikki. Pieniä vastoinkäymisiä, mutta jos hakee hiljaista ja rentouttavaa ympäristöä maaseudulta, tämä paikka täytti odotukset siltä osin.

Siamo stati ospiti in questa bellissima struttura per 4 giorni, vacanza meravigliosa. Un casale molto bello in una posizione di bassa collina che spazia su un paesaggio affascinante.
Abbiamo avuto a disposizione un intero piano -eravamo in 6 persone adulte e un bambino- con quattro camere ampie, ognuna con un bagno immenso, dotate di ogni confort. La zona giorno molto ampia, con un grande camino e un'area cucina dotata di tutti gli elettrodomestici indispensabili.
Per non parlare della gentilezza con cui ci hanno accolto i proprietari e le gentilezze che ci hanno usato.
Veramente una bella vacanza che ha visto riuniti noi genitori con i figli e le loro famiglie in un angolo di paradiso

We hebben met ons zessen een goede tijd gehad. Is authentieke locatie met mooie details en geschiedenis. Het is echter wel een vakantiewoning.

My husband and his friends stayed here days before our wedding. It was the perfect size for 7-10 people, a beautiful property, and very private! The check in was easy and the place was a huge hit!

Appartamento situato in una zona molto tranquilla e facile da raggiungere. Situato 15 minuti dai negozi alimentari, ristoranti e cantine. Spazi esterni molto grandi, ma privacy garantita. L’host è sempre disponibile, gentile e simpatica. Non ci è mancato davvero nulla, l’unica cosa magari era la mancanza di cura degli spazi esterni e ogni tanto l’odore poco piacevole dovuto alla presenza di una fattoria nelle vicinanze.

Posto veramente incantevole, pace e tranquillità , piscina bellissima, casa curata e attrezzata.

Min familie og jeg havde en rigtig dejligt ophold. Værten var enorm hjælpsom og let at komme i kontakt med. Vi oplevede få udfordringer med boligen, men værten og ejeren hjalp til med samme og var enormt søde. Vi havde desværre en stor gruppe unge mennesker som naboer, der festede hele ugen vi var der og de tog desværre ikke hensyn til os eller andre der boede på ejendommen. Vi havde dog en god dialog med værten om dette. Ville anbefale stedet at have tydeligere regler for fest og større grupper på stedet. Bolig og fællesområder så ud som på billederne og var meget skønne. Ville klart anbefale dette til andre.

Fantastic place and location. We rented an apartment with 4 rooms, It was spacy and comfortable. There’s also a huge garden with a nice pool area. Please keep in mind that there’s a pig farm in the vicinity and depending on the wind you can smell It quite often, however It was not distrubing for us.

The most beautiful location, with a receptive host, anything and everything you could ever want. We will be going back.

Wir waren zu siebt dort und hatten eine tolle Zeit! Die Wohnung war sehr schön und die Landschaft um das Gelände traumhaft. Anzumerken ist, dass direkt nebenan eine Schweinefarm ist, die man auf jeden Fall hört und riecht. Anfangs etwas gewöhnungsbedürftig, aber wir haben es nicht wirklich als störend empfunden. Wenn man bei Gerüchen empfindlicher ist, ist es vielleicht nicht die beste Unterkunft. Insgesamt aber sehr zu empfehlen und die Kommunikation mit den Besitzern war optimal.

Great stay at Romina’s place. Nice, quiet location with a lot of space, convenient for kids. Very friendly host, she was really responsive when we needed something. Overall, we really enjoyed here and we had great experience - highly recommended :)

Meravigliosa location immersa tra le colline toscane. Posto tranquillo, perfetto per una vacanza rilassante. Montepulciano, Pienza e lago Trasimeno a meno di 30 min di auto.

We had a fantastic week, it was perfect for our family of 7 (three children, three adults and a Nonna!). The only thing that could have made it better was an extra comfy sofa so we could have all relaxed together. We were visiting family in the local area and the location was ideal. Thank you xxx

Amazing staff and very responsive and helpful. Frederica was amazing at her job and knew just what we wanted. Kind and flexible. I would recommend this property to anyone looking for something a bit more private. Bring a rental car to explore the nearby towns and vineyards and you won’t be disappointed. And be sure to try the property’s wines!

Great place with a private, big swimming pool. We’ve had a water outage twice though. The space is shared with other guests, so even though its quite far away from other buildings you can still randomly get unpleasant neighbour. But all in all we loved our stay and would totally recommend it :)

Super Unterkunft! Sehr ruhige Lage Sauberes und gepflegtes Ambiente. Mobil sollte man vor Ort dennoch sein.

L’appartement est spacieux et bien agencé. L'air conditionné est un vrai plus.
La qualité de la literie (comme dans beaucoup de gites) n'est malheureusement pas bonne.
Lors de notre séjour, le wifi ne fonctionnait pas bien (le technicien devait passer...)

Przepiękne miejsce na wypoczynek w otoczeniu toskańskiego krajobrazu. Cudownie utrzymany ogród i super basen. Świetna baza wypadowa na zwiedzanie Toskani i Umbri.

We had a great stay at the Granaio apartment. We had everything we needed. The owners were very responsive and the scenery there is very beautiful.

Abbiamo soggiornato per 4 giorni in questa bellissima villa rustica, dove il relax è d'obbligo. Vicina a Montepulciano e Val d'Orcia, consiglio di venire a passare dei giorni di relax in questo luogo. La signora persona molto gentile e disponibile per qualsiasi cosa ci occorresse. Di sicuro ci ritornerò

Great location to visit Cortona, Montepulciano. The appartement is clean and well maintained with all the necessary. We cooked our breakfasts and a few meals. It was great to swim almost everything day in early October. Very quiet. Romina and Andrea are very kind.

Amazing location in the middle of the nature! 20 min away from Montepulciano and other main locations. Beautiful swimming pool and views. Cannot get better than this.

A large ground floor apartment which was lovely and cool and clean. The outdoor space is good with a large table just outside. The interior is spacious although it was disappointing that there was only one saggy 3 seater sofa for the size of the apartment. The pool is lovely. Although it was mentioned in the description, we didn't realise that you have to pay €300 in cash on arrival. The apartment is in a rural location so there aren't many cashpoints nearby. The costs of cleaning etc are deducted from the deposit at the end. Cristina was great and responded quickly. The WiFi was sometimes hit and miss.

The villa is amazing and it was a great relaxing location. The pool is perfect and the dinner in the barn was amazing. On the other hand we had a lot of issues with transportation and think it should be made more clear that having a (rental) car is absolutely necessary. We were told the area was easily reachable by taxi, which it was not and we sometimes could not get taxis even with a full day notice.

We were exited by this area, our vocation was amazing! Pool, territory, apartment was clean. In apartment was all dishes and utensils. In office sat really friendly woman, she always helped us. In future, we want to come back!

Ottima location. Appartamento Belvedere molto grande - sia il soggiorno che tutte le camere e i bagni
Pulizia poco accurata. Problemi con la regolazione della temperatura dell'acqua delle docce se vengono fatte in contemporanea (problema segnalato ma non risolto) Gli spazi esterni sono ben tenuti ma la piscina non è ad uso comune dei soli ospiti degli appartamenti: la proprietaria invita amici esterni nonostante l'agriturismo pieno. La zona è molto tranquilla grazie alla posizione abbastanza isolata ma ben raggiungibile. Sul sito non viene segnalato che la proprietaria organizza, nel fienile, feste private (usando anche la piscina)
Senza questi ultimi due punti avrei dato volentieri 4 stelle ma sismo rimasti molto infastiditi dalle spiegazioni della proprietaria quando abbiamo fatto notare che non è normale che gli spazi comuni dell'agriturismo vengano utilizzati anche da ospiti esterni non paganti

La persona addetta all'accoglienza ha comunque svolto un ottimo lavoro ed è sempre starà disponibile a risolvere ogni piccola cosa

Gute Lage, etwas schwer zu finden aber wenn mans mal hat ist es kein Problem! Sehr schönes Grundstück! Freundliche Gastgeber, leider nicht so gutes Englisch, aber man kann sich verständigen. Sehr sauber!! Die Möbel könnten wiedermal erneuert werden.

A wonderful get-a-way in the Tuscan Countryside. The apartment had all the amenities of home and was a great space to share with two traveling families.

It was our second time in Podere Romina. We had a wonderful time. The estate is still super! It is clean, nicely orientated.
Two suggestions : remove the bees webs from under the roof above la bandita and place mosquito things in the window. Other than that : super place, super people, we love it!

Le site est fidèle à la présentation. Endroit très agréable avec beaucoup de charme. Moments en famille de qualité.
Les deux bémols sont que le jour de notre arrivée les propriétaires n'étaient pas joignables ! Perdus dans la Toscane accès introuvable avec le GPS ,cela nous a laissé un goût amer à l'arrivée après 8h de voyage...
Deuxième bémol; la visite des amis et de la famille des propriétaires du vendredi soir au dimanche pour profiter de la piscine et des terrasses le soir...

This villa is perfect for your Tuscany vacation! The pool was amazing, and for the majority of our stay we were the only ones using it; it was definitely the highlight of the trip! You have amazing views from everywhere on the property, and can go on a short walk through some vineyards for even better views. We were also in a great location for wine tastings, cooking classes, and just exploring Tuscany. The only downside was that our AC wasn't working for the majority of the week, so I advise making sure it is working during check-in, as it was hard to get a response from the host during our stay. However, at the end when we informed her of the problem, she was very accommodating and compensated us fairly for it. We would definitely stay here again if we return to Tuscany!

Wonderful place in the most beautiful surroundings. We were a big group who spent three nights to celebrate a birthday and it was just perfect. The dinner package was also very good value for the money. Nice staff

Bardzo dobry stosunek jakości do ceny. Apartament czysty, zadbany z bezpośrednim wyjściem na ogród. Cicha i spokojna okolica. W odległości 20 m od apartamentu bardzo zadbany basen z czyściutką wodą (codziennie czyszczony) i z widokiem na okoliczną winnicę :) Dodatkową zaletą jest lokalizacja w najprawdopodobniej najbardziej atrakcyjnej widokowo części Toskanii - to w tej okolicy powstaje chyba najwięcej pocztówek z tego regionu. W bliskiej odległości wiele ciekawych miast i miasteczek - Montepulciano, Pienza, San Quirico d'Orcia, Siena, Asyż a trochę dalej przepiękne Civita di Bagnoregio. Zdecydowanie polecam.

The property was gorgeous with olive trees and overlooked vineyards. The guest house we stayed in was very comfortable and clean. The pool was great too!

Es war, wie beschrieben, super und ruhig. Gerne wieder, notwendig wäre allerdings, dass es nicht nur eine Wegbeschreibung geben sollte, sondern
die Schilder auch lesbar auf dem Weg angezeigt werden. Wir hatten schon
Probleme mit dem Auffinden des Hauses.

Un très bel endroit pour séjourner, nous étions au rez de chaussée de la bâtisse principale qui comporte 4 logements. Malgré la forte chaleur extérieure le logement reste frais sans la clim (payante 20€/jour au passage).
Un peu léger en vaisselle pour un logement 10 personnes, n'hésitez pas à en réclamer en arrivant si c'est encore le cas.
Pensez aux anti moustiques car ils étaient très présents début août
La piscine est parfaite !

This is a great place for afamily holiday in Tuscany. The apartment was one of 4 or 5 within a converted farmhouse. There was a large shared pool with plenty of room and loungers for everyone. Each apartment has its own area with table and chairs for dining outside so you can have some privacy if you wish. The apartments are well appointed with all you need to cook meals and eat in. Wi-fi and air con worked well. The surroundinga area is lovely with beautfiful hill top Cortoan about 5-10 km away and plenty restaurants, bars and supermakets there. It;s also an easy day trip to Sienna etc. All in all I would recommend this villa for anyone travelling to Tuscany.

The apartment Belvedere is very beautiful, clean and comfortable. The bedrooms and bathrooms are big enough and clean. The little minus is the kitchen, which is very small and unfunctional.
The swimmingpool is quite big and comfortable with nice water.
The location was good for us, the aparment is out of the way in the quiet area, the shops are far from - about 10 - 15 min. from the apartment by car. You must know that there is main rail route close to the apartment but we got used to it.
The plus is the barn, there are some games like ping-pong and table football as well as grill.
We have spent a very nice time there, we recomend you this place and the apartment.

Außerdem war das Haus sauber und gepflegt.
Die Vermieter waren täglich vor Ort und gaben uns gute Tipps.
Preis/Leistung stimmt absolut.

The sight is breathtaking and we were very happy with the accommodation however what really made it exceptional is the Cooking Class (Chef Allessando Mercorella)we took, on site, pre-arranged by the owners it was an experience to be remembered. Overall we would definitely recommend and return.

The property was in a lovely setting with fantastic 360 views. The apartment was a really good size, spacious, clean and in very good condition. The grounds and pool were excellent with plenty of space for other familys staying at the same time. Very safe place for children. There is a very useful games room which has Table tennis and other games. Great for children. There were bikes and its a great place to cycle however they were pretty old and were not all working. There is WIFFI which worked very well and although there is air conditioning it is expensive at 15 Euros a day as an additional charge. I would recommend this property to others. Worth a stay and plenty to do in the surrounding area.

Sehr schönes Landhaus, ruhig gelegen (etwas abseits). Gute Ausstattung, Kücheneinrichtung z.T. etwas dürftig.

Sehr gut gepflegte Anlage (inkl. Grünanlagen und Pool) in wunderschöner Landschaft umgeben von Weinbergen und Olivenhainen. Mehrere Ausflugsziele in der Umgebung (z.B. Cortona, Montepulciano, Lago Trasimeno).

Un endroit fantastique. Appartement très grand, confortable (air climatisé, 4 salles de bain etc..) dans un décor digne de la Toscane.

Poggio Gabbiano was even more beautiful than we imagined. The surrounding area was stunning and peaceful. We were worried that the nearby train track would be a problem but we hardly noticed the trains at all. Romina and Roberta were friendly and welcoming. The apartment was clean and spacious. As we were a family of five, a few more cups and glasses would have been useful, however there were plenty of towels provided and some toiletries too. The pool was lovely and my husband made good use of one of the bikes. We were also very pleased to find that there was a ping pong table and some games in the barn too. We had a fantastic holiday and really didn't want to leave!

The location is great. The name of this place is Poggio Gabbiano. We couldn't find this name on our booking but all the signs at the road have this name. We had some bad luck with a blocked toilet which caused some bad smells during the week. Another strange thing is that they water the garden every night. Not needed because the grass around the swimming pool was like a swamp. We also found it strange that there were Italian people at the swimming pool. They weren't staying in one of the apartments. It was unclear who they were, family maybe?
The owners were a bit invisible, they were not very involved. Their English wasn't great so we didn't get a connection with them. They did try to set up a dinner for all apartments, but we found 30 euro per person, also for the kids a bit much. We had a good stay, the location is beautiful and right in the middle of nowhere. Cortona is a 20 minutes drive away. Lovely town. We would recommend the place, but believe the owners got get more out of it if they would interact more with their guests.

Guido har svarat på våra frågor inför ankomsten mycket tydligt och snabbt. Vi tycker att vistelsen varit mycket bra. Fint ställe och perfekt läge i toscana. Lugnt och skönt samt perfekt för barnfamiljer. Fräsch pool. Hela omgivningen var fin. Lägenheten stor och rymlig. Mycket bra för barnfamiljer.

Pour le plaisir d’accorder une note, j’y vais pour un 99.5%.
J’ai mentionné à Romina deux petits détails qu’elles pourraient considérer :
- ajouter un accessoire dans la douche pour accueillir savon et bouteille de shampooing.
Présentement le doucheur doit tout laisser sur le sol; ce n’est pas grave, mais un peu agaçant.
- il n’y a pas de moustiquaires aux fenêtres; soit ils sont disparus, soit ils sont déchirés
Nous avons eu droit à des visites du chat des lieux lors de nos absences; il a fouillé dans les poubelles, et mangé du pain sur le comptoir et les nombreuse mouches sont très désagréables au cœur de l’été cela doit être pénible

We had an excellent stay in this House.
If something was missing, they took care about it. The helping of the owner for searching a wine tasting or offering a dinner for 30 people was perfect.
